Privacy policy
How we use your information when you visit our website, make an enquiry or arrange property finance.
Who we are
Mortgage Lane Limited is the controller responsible for personal information collected through this website and when you contact us about our services. We arrange residential and buy-to-let mortgages, commercial and specialist property finance, bridging loans and development finance, including enquiries from landlords, limited companies, developers and overseas applicants.
We are registered in England and Wales (company number 11337351). Our registered office is 12 Corporation Road, Newport, NP19 0AR. Our FCA firm reference number is 937192 and our ICO registration number is ZA588889.
For privacy requests, email [email protected], call +44 333 231 8206 or write to our registered office, marking your message “Privacy request”.
Information we collect
- Enquiries: your name, email address, telephone number, finance topic, message and any additional information you provide. We also record when you submit an enquiry, the page it came from and your marketing choice.
- Finance applications: depending on the service, information about your identity, address, residency, employment, income, expenditure, existing borrowing, credit history, deposit and source of funds, property, tenancy or development plans. For business finance this may include company, director, shareholder and guarantor information.
- Communications: information you provide by telephone, email, WhatsApp, meetings or through a broker, introducer or representative acting for you. This also includes complaints and enquiries about working with or joining Mortgage Lane.
- Website operation: your IP address and request information needed to deliver pages, protect the service and prevent excessive or abusive submissions; and the privacy choices described in our cookie policy.
Please do not send identity documents, bank statements or sensitive personal information through the general enquiry form. If these are needed, ask your adviser how to provide them. If you give us information about another person, make sure you are entitled to do so and tell them about this notice.
Where information comes from
Most information comes directly from you. During an application, relevant information may also come from a joint applicant, your authorised representative, introducers, lenders, professional advisers, identity-checking and credit-reference services, and public company or property records. The sources and checks depend on the finance you request; your adviser and the relevant lender can explain those that apply to your application.
How and why we use it
- Answering enquiries and arranging finance: to understand your needs, discuss suitable services and take steps at your request before entering into a contract, or to carry out our agreement with you.
- Legal and regulatory responsibilities: where applicable, to meet identity, financial-crime, record-keeping and regulatory obligations and respond to lawful requests.
- Running and protecting our business: our legitimate interests in keeping the website secure, managing communications, handling complaints and maintaining evidence of our dealings. We must balance these interests against your rights.
- Marketing: where you opt in, to send the mortgage news and rate updates you requested. The enquiry form’s marketing checkbox is optional and unticked by default.
- Optional website features: with your consent, to load third-party videos, mortgage comparisons or offline browsing storage, according to the choices you make.
The enquiry form marks the information needed to process an online enquiry. If you prefer not to provide it through the form, you can telephone or email us. We may be unable to assess or progress a finance application without the information required for that application.
Where a service needs health or other special-category information, we will explain why it is needed and the applicable additional legal condition when we ask for it.
Who receives information
We share information relevant to the service you request with appropriate lenders, finance providers, introducers and professional advisers involved in your case. Lenders and some other organisations act as separate controllers and provide their own privacy notices, including details of any credit-reference, fraud-prevention or automated assessment they carry out.
Service providers supporting our website, IT, email and administration may process information on our behalf. The website’s enquiry notification service uses Elastic Email: submitted enquiry details and your reply address are included in the notification sent to our team. See Elastic Email’s privacy information.
If you tick the marketing box on one of our forms, your name and email address are also sent to Mailchimp (Intuit Inc.), which runs our newsletter. Nothing else from your enquiry is sent there, the rest of your enquiry reaches us by email as described above, and every newsletter carries an unsubscribe link. See Mailchimp’s privacy information.
If enabled by your cookie choices, MortgageQuote (Quarkly Ltd) supplies mortgage comparison content, Google / YouTube supplies embedded videos and Trustindex (Trustindex Ltd) supplies the widgets that show our customer reviews. Those providers receive information from your browser when their content loads. Details are in our cookie policy.
We may also disclose information where the law requires it, to regulators, to protect or exercise legal rights, or in connection with a business transfer, subject to applicable safeguards.
Calculators and external services
Our own borrowing calculators run in your browser. Entering figures into them does not itself submit a mortgage application or send an enquiry to our team. Third-party MortgageQuote comparisons are a separate service and may receive the values you enter into their tools.
Website calculations and indicative comparisons do not make a lending decision about you. Any lender assessment, including credit scoring or automated decisions, is governed by that lender’s application process and privacy information.
WhatsApp, social-media, review and other external links take you to services with their own privacy practices. The WhatsApp button is a link, not an embedded chat that loads on every visit. Our customer reviews are shown by Trustindex widgets only if you allow customer reviews in your cookie choices. Otherwise the page shows a link, and following it opens the Trustindex website.
Keeping your information
Website enquiries are recorded so our team can respond and follow up. How long other records need to be kept depends on the type of enquiry or finance, whether it becomes an application, applicable regulatory and legal record-keeping requirements, and any outstanding complaint or legal claim. We do not use the cookie preference period as the retention period for your enquiry or client file.
You can contact us to ask what retention period applies to your records or to request deletion. Some information may need to be retained to meet legal obligations or establish, exercise or defend legal claims even after a deletion request.
Security and international processing
We use access controls to restrict administration of the website and protect enquiry records. No method of transmission or storage is completely secure. Please use the contact methods agreed with your adviser for application documents.
External providers may process information outside the UK. Their privacy information describes where they operate. For information about the arrangements and transfer safeguards that apply to your enquiry or application, contact us using the details above. A provider’s location does not by itself establish which safeguards apply to your particular information.
Your rights and choices
Depending on the circumstances and the legal basis for processing, you may ask for access to your personal information, correction, erasure, restriction of processing or a portable copy.
You have the right to object to direct marketing at any time. You can also object to processing based on legitimate interests, on grounds relating to your situation.
Where we rely on consent, you can withdraw it at any time. This does not affect processing that was lawful before withdrawal. To stop marketing, use the unsubscribe option in the message or contact us. To change website choices, use Cookie settings. Refusing optional website features or marketing does not prevent you from making an enquiry.
Contact us to exercise your rights. We may need to verify your identity before releasing or changing personal information. These rights are subject to applicable legal conditions and exceptions.
Privacy complaints
If you have concerns about our use of your information, contact us so we can investigate. You also have the right to complain to the Information Commissioner’s Office (ICO).
Make a complaint to the ICO or call 0303 123 1113. Its postal address is Wycliffe House, Water Lane, Wilmslow, Cheshire SK9 5AF.
Changes to this notice
We will update this notice when our website or processing arrangements change. Relevant application or provider privacy information may give additional details for a particular service. This notice was updated on 14 September 2026.
