Property Portfolio Remortgage
Speak to a Mortgage Lane adviser about your options.
In short
A portfolio remortgage restructures borrowing across several properties at once, and lenders assess portfolio performance, background exposure and true cost over the product term rather than the headline rate on any single property.
A property portfolio remortgage restructures the borrowing across multiple rental properties, usually to cut the total cost, release equity, or consolidate several loans into one facility. Because the lender's exposure spans the whole portfolio rather than a single property, assessment goes wider than a standard buy-to-let remortgage: rental cover across the portfolio, background gearing, property mix, and the true cost over the product term all drive the outcome.
Under Prudential Regulation Authority (PRA) rules, anyone with four or more mortgaged buy-to-let properties is treated as a portfolio landlord, and lenders must assess the whole portfolio. Rental cover, gearing, assets, liabilities, and cash flow, usually via a business plan, before lending on any part of it. Structuring the application correctly from the outset avoids unnecessary costs, declines, and weaker terms.
How a portfolio remortgage is structured
The single biggest structuring decision is whether to consolidate every property into one facility or split the portfolio by asset class, and splitting is often cheaper. Residential buy-to-lets attract the lowest rates because lenders price them as the lowest risk, and many residential portfolio products include free valuations and free legal work. Commercial and semi-commercial assets price higher. Holding them in the same facility as residential property can drag the whole portfolio onto commercial pricing, so isolating the commercial elements into their own mortgage frequently lowers the blended cost, even though consolidation is simpler to apply for.
Residential portfolios. Residential properties within a portfolio can often be valued by Automated Valuation Model (AVM). A digital valuation drawing on comparable data, which cuts upfront cost and speeds completion. Not every property has enough comparable data for an AVM; where it does not, a physical valuation is used instead. Product selection should always be made on true cost over the fixed term. Product fees, valuation fees, and legal charges included, rather than headline rate.
Commercial assets in a portfolio. Commercial property, retail, offices, industrial, hospitality, healthcare, leisure, and mixed-use, is assessed on investment value: what the asset is worth based on the income it generates, not only its bricks and mortar. Some lenders require at least five units before offering investment valuations; a smaller number extend them to single units under tighter criteria. The Market Value 1 (MV1) investment valuation basis is covered in detail on our portfolio mortgage and HMO valuation pages.
Semi-commercial assets. Mixed-use property may qualify for buy-to-let-style rates where the majority of the asset is residential, but it rarely secures pure-residential portfolio pricing. Where semi-commercial and residential properties sit under the same ownership, splitting the semi-commercial units into their own semi-commercial mortgage usually lowers the cost of the residential portion.
Product transfers. A lender that offers product transfers lets you switch products at the end of a fixed term without a full remortgage. Faster, usually cheaper, and with less underwriting. Whether your chosen lender supports product transfers is worth weighing at the outset, because it shapes the cost of every future renewal, not just this one.
How much can I borrow on a portfolio remortgage?
Borrowing on a portfolio remortgage is set by portfolio value and loan-to-value, rental cover, and the lender's stress test, not by a single property in isolation.
- Loan-to-value. Portfolio lending typically runs at 60% to 75% LTV, with 80% available and occasionally 85% with select lenders.
- Rental cover. Lenders require rent to exceed stressed mortgage payments by 125% to 145%, depending on tax status and product.
- Financial position. Credit history, assets, liabilities, and cash flow across the whole portfolio are reviewed under PRA portfolio-landlord rules.
- Experience. A proven landlord track record can improve terms, though no minimum experience is required for this product.
- Market conditions. Stress rates and criteria move with the wider rate environment.
How stress testing works. For a basic-rate taxpayer or limited company on a 5-year fixed product, the test is typically annual rent ÷ 1.25 ÷ pay rate. A property earning £550 per month (£6,600 a year) at 5.2% supports £6,600 ÷ 1.25 ÷ 0.052 = £101,538. So a £100,000 loan passes. A higher-rate taxpayer in personal name on a 2-year product is stressed harder: 145% cover and a loading of around 2% above the pay rate. The same £6,600 rent at a 5.5% pay rate stressed at 7.5% supports £6,600 ÷ 1.45 ÷ 0.075 = £60,689. A materially smaller loan from identical rent. LLPs are usually stressed on each partner's tax status, and some lenders blend: one higher-rate and one basic-rate partner might be assessed at 135% cover.
The true cost of a portfolio remortgage
True cost, not headline rate. Is how competing portfolio products should be compared. The calculation:
- Total interest = gross loan × interest rate × fixed-term years. Example: £100,000 × 0.05 × 5 = £25,000.
- Add all fees. Product fees, legal fees and valuation fees. Mortgage Lane charges no broker fee on portfolio loans; if you are comparing a quote from an adviser who does charge one, add it here.
- Sum = true cost over the fixed term.
Worked example: £100,000 at 5% over 5 years = £25,000 interest. Product fee £1,000 + legals £500 + valuation £300 = £1,800, with no broker fee because Mortgage Lane charges none on portfolio loans. True cost: £26,800. A product with a lower rate but heavy fees can cost more over the term than a slightly higher rate with free valuation and legals: the true-cost method exposes this.
Portfolio remortgage timescale
A portfolio remortgage typically completes in 4 to 12 weeks, with a mortgage offer often issued within 4 weeks of application. Complexity drives the range: consolidating mixed residential and commercial assets, splitting asset classes, or integrating purchases alongside the remortgage all extend the timeline. Providing tenancy agreements, bank statements evidencing rental income, and paying valuation fees promptly are the borrower-side actions that most compress it.

Residential
Residential properties often qualify for lower interest rates when re-mortgaging a portfolio because they are considered lower-risk by lenders and therefore, isolating them from commercial property can be a strategic approach to borrowing.
Commercial
For landlords focused on refinancing solely commercial properties, or those who choose to isolate these assets into distinct commercial mortgages, several benefits arise, particularly regarding valuation methods and available options.
Semi Commercial
Semi-commercial properties may qualify for buy-to-let interest rates, particularly when the majority of the asset is residential.

Experienced portfolio landlords typically have access to more competitive mortgage interest rates compared to less experienced borrowers due to their proven track record and lower perceived risk by lenders.

Common questions
What is a portfolio remortgage?
A portfolio remortgage refinances multiple rental properties, either into one consolidated facility or across structured separate loans. It is used to reduce total borrowing cost, release equity, or reorganise lending, and is assessed on the whole portfolio rather than a single property.
Who counts as a portfolio landlord?
A portfolio landlord is anyone with four or more mortgaged buy-to-let properties. Under Prudential Regulation Authority rules, lenders must assess the full portfolio. Rental cover, gearing, assets, liabilities, and cash flow, before lending to a portfolio landlord.
What loan-to-value do portfolio remortgages go to?
Portfolio remortgages typically run at 60% to 75% loan-to-value, with 80% available from many lenders and occasionally 85% depending on the lender and market conditions.
Is there a minimum income requirement?
Most portfolio lenders no longer set a minimum income requirement, and the minority that do set their own figure, so landlords drawing little personal income from the portfolio still have options across the market.
What entities can apply?
Portfolio remortgages are available to individuals, Special Purpose Vehicles and limited companies, Limited Liability Partnerships (LLPs), trading companies, charities, and onshore and offshore trusts, across England, Wales, Scotland and Northern Ireland.
Is there a maximum number of properties?
No universal maximum applies. Some lenders cap the number of properties they will lend against, while others impose no limit and rely on conditions such as concentration and gearing instead.
What is concentration in portfolio lending?
Concentration is the proportion of a street or block one landlord (or one lender) holds. High concentration raises risk for lenders; some cap exposure at around 10% of a location, while others take a flexible view.
Can I get interest-only?
Yes. Both interest-only and capital repayment are available, and most portfolio landlords choose interest-only. On £100,000 at 5.2%, interest-only payments are £433.33 per month, with the capital repaid at the end of the term, usually by remortgage or sale.
Can I make overpayments?
Some portfolio lenders allow overpayments of up to 10% of the principal per year without penalty, £12,500 on a £125,000 loan. Many lenders are removing this feature, so it should be checked per product before relying on it.
Can I get a portfolio remortgage with bad credit?
Yes. Some portfolio lenders accept missed payments, CCJs, defaults, and IVAs. After a discharged bankruptcy, options improve from three years and again from six years post-discharge.
Do portfolio landlords get better rates?
Not automatically. Consolidation reduces upfront costs rather than rates, but experienced landlords with a proven track record often access more competitive pricing because lenders price their risk lower.
Can I refinance out of a portfolio loan?
Yes. A full refinance is possible, though a product transfer with the existing lender is often cheaper and faster, which is why choosing a lender that supports product transfers matters at the outset.
Are portfolio mortgages regulated?
Portfolio landlord mortgages are business lending and are not covered by the Financial Services Compensation Scheme, so borrowers should satisfy themselves they are dealing with a reputable lender.
Will lenders accept my incorporation structure if I'm claiming tax relief?
Some will, provided they know early. If you are using incorporation relief on tax advice, for example moving from a partnership to an LLP or limited company. Tell your broker at the start so lenders can be matched to the structure, as it can affect stamp duty on completion. Always take advice from a qualified tax professional first.
What are hedging solutions on portfolio facilities?
Hedging fixes or caps the interest cost on larger, variable-rate portfolio facilities using swaps, caps, or fixed-rate loans. Banks present these on a non-advisory basis; Mortgage Lane cannot advise on hedging but can refer you to a specialist who can.
