Bridging loan valuation and repayment questions

Answers to common questions about bridging finance. Return to the Bridging Loan Guide for the overview.

Questions and answers

Will I need a valuation?

Yes, in some form. Standard residential cases often use a free or low-cost automated valuation supporting up to 75% LTV; desktop valuations cost roughly £300 to £750; full physical valuations run £700 to £2,000 or more on complex assets.

Can I repay a bridging loan early?

Usually yes. Interest generally accrues only while the loan is outstanding, and mortgage-style early repayment penalties are uncommon, though some lenders apply a minimum interest period or exit fee. Deducted interest is typically not refunded on early exit.

Can a business get a bridging loan?

Yes. Businesses use bridging to buy premises fast, fund refurbishments, release capital from property, or bridge to a refinance once accounts, leases, or occupancy improve. Lending is assessed on the security and exit rather than trading history alone.

Can you be refused a bridging loan?

Yes, a bridging loan can be refused. Declines usually come from a weak or unrealistic exit strategy, a loan-to-value that is too high, poor asset quality or marketability, or a refinance exit that will not work. Income and credit are rarely the deciding factors, because lenders prioritise the property security, the leverage and the certainty of repayment.
